Publication of new code of practice PAS 9980:2022 for external wall fire risk appraisal
Overview
The British Standards Institution (BSI) released the new Publicly Available Specification – PAS 9980 in January 2022. The new code of practice provides a methodology for the fire risk appraisal of external wall construction and cladding of existing multi storey and multi occupied residential buildings while also addressing the risk of fire spread of other building types such as student accommodation and specialised housing.
This PAS 9980 fire risk assessment has been specifically developed for use by competent fire engineers and other competent building professionals who need to advise on the fire risk of external wall construction of existing blocks of flats, regardless of height.
In addition, it is also intended for use by other building professionals such as those that the appraisals are carried out for and those making decisions based upon the outcome of the FRAEWs. Typically, this will include building surveyors, fire risk assessors, insurers, valuers and mortgage lenders, advice agencies, building owners/landlords (and others with legal or functional responsibilities for management of external walls and cladding), façade engineers, fire and rescue authorities, local housing authorities, managing agents or facility managers, project managers, architects, architectural technologists and contractors.
The 178-page guidance is quite detailed and covers a lot of information including what should be included in the FRAEW reports as well as a history of safety regulations for fire and standards and much more.
PAS 9980 has been specifically developed to provide a standard methodology which can be consistently applied to assess the risks of fire spread for all external assessments and enable those receiving the assessments to understand any findings and possible risks.
